Q: How does the inspection process work?
A: 3 Easy Steps!
1. We schedule your appointment.
Your agent must be able to allow us entry for the inspection.
2. We perform the inspection.
Plan on approximately 2 to 2 ½ hours for the average house.
3. We deliver your detailed inspection report.
You will be notified by email and telephone.
Q: Do I have to be at the inspection?
A: You do not have to be present. Our digital pictures and detailed internet report clearly "show you" what we are
talking about. However, if you can be present, we will point out inspection highlights to you at the end of the inspection.
Some clients arrive within the last hour of the inspection to receive the highlight walk around, and to pay for their
inspection.
Q: How do I pay for the inspection?
A: Payment is due at time of inspection. We accept cash, money order, or check at the inspection. We accept credit
card payment online. If you cannot attend the inspection, there are options available. Some clients will give a check to
their agent to deliver at time of inspection. Others use our online payment option on our website. Payment at closing is
not acceptable, due to the unpredictable nature of closings.
Q: What kind of paper work is involved?
A: A one page signed inspection agreement is all that is required. If you cannot attend the inspection, you can print the
inspection agreement from our website and fax it to us. We are happy to fax or email the inspection agreement to you
if needed. We require this signed document on file prior to the inspection.
Q: When do I get my inspection report?
A: You will receive your report before noon on the next day. This allows the inspector time to properly research any
questionable items and is still fast enough for your real estate sales contract time limits. Of course, we can do same
day reports in emergency situations.
Q: What if I am out of town?
A: No problem. You complete the inspection agreement and fax it to us. You pay for your inspection by credit card
online at our website. We discuss any special concerns you have via email or phone. You receive your inspection
report via email. The HTML format with color pictures allows you to view your report anywhere in the world.
Q: How are you qualified?
A: Your inspector is licensed by the State of South Carolina, and is certified through several organizations including
the National Association of Certified Home Inspectors, the International Association of Certified Home Inspectors, and
The International Code Council. Each requires rigorous testing and continuing education. We voluntarily achieve
these to provide you with topnotch skills.
